01When did TDY Hero begin?
TDY Hero is a veteran-owned small business formally incorporated in early 2023 in the state of Florida. However, we have been helping military officers secure long-term furnished housing since 2021.
We maintain a 100% reimbursement track record for hosts who have accommodated our military clients and Department of Defense contractors. Our goal is simple: to place responsible, respectful military members in your property while minimizing wear and tear. Military members make excellent tenants and offer peace of mind to property owners seeking high-quality, long-term guests. All lodging expenses are government-backed.
All agreements, signatures, and payments are handled electronically through our secure portal in partnership with TenantCloud. You will have 24/7 access to agreements, invoices, and messages via our website or mobile app. If you prefer, we can also send secure electronic agreements directly to your email. Payments via Venmo or direct bank transfer are also available.
02Why partner with TDY Hero?
We provide peace of mind to property owners by placing responsible long-term guests who pay on time, care for your property, and typically stay 3–6 months or longer. Our model helps reduce vacancy gaps and offers a professional booking experience with real team support.
03What does it cost?
There is zero cost to property owners or managers. Our clients pay our service fees, meaning the rental amount you set is what you receive. Unlike Airbnb or VRBO, we do not charge hosts any platform fees.
04Who pays the security deposit?
Our clients pay the refundable security deposit. TDY Hero facilitates the transfer prior to move-in. After the rental period ends, the deposit is returned directly to the client. Any claims must follow applicable state landlord-tenant statutes.
05Who pays cleaning or other fees?
TDY Hero pays all agreed-upon cleaning and additional fees before move-in on behalf of our client.
06Who pays the monthly rent?
TDY Hero ensures rent is prepaid no later than the 28th of each month. Partial months are prorated. The first payment is always made before move-in.
07Can I use my own tenant agreement?
Yes. Our team will ensure your personal agreement is signed by the client before move-in. We are happy to assist with any documentation requirements.
08What if a client needs to end early?
Occasionally, training may conclude early. Under the Servicemembers Civil Relief Act (SCRA), military members must be released from leases without penalty. Rent will be prorated based on days stayed. The owner refunds the remaining rent to TDY Hero, and the security deposit (minus damages) to the guest.
09What if a client needs to extend?
Sometimes training runs longer. Clients usually provide 6+ weeks’ notice. If you are available and willing, we would love to continue the stay. If not, we will secure alternate lodging. You are only obligated for the original agreed period.
10What paperwork is required?
TDY Hero will send a host agreement for digital signature. Once signed, we transfer the client’s deposit to secure the reservation. You will then be connected directly with the guest to coordinate property details.
11Is TDY Hero a property manager?
No. TDY Hero connects hosts with military guests. Property management responsibilities remain with the host and must follow local regulations.
12Do I sign a long-term contract?
No. Your contract length matches the guest’s stay. You are free to rent your property before and after. If another client is interested, we will contact you, but there is no obligation to continue hosting.
